Window condensation in a humid climate

Three different problems get called "sweating windows," and only one of them is the window's fault. Here is how to tell them apart in an Alabama house and what each one calls for.

Condensation forms when moist air meets a surface cold enough to drop it below its dew point. In West Alabama, where outdoor humidity is high for much of the year and air conditioning runs hard against it, windows are frequently the coldest or the most humid-exposed surface in a room, so they show the problem first. Where the moisture appears tells you what is happening.

Condensation on the inside of the glass

Moisture on the room-side surface means indoor humidity is meeting a cold pane. This is most common on winter mornings and during damp shoulder seasons, and it is worst on single-pane and metal-framed windows, which is to say on the original aluminum windows still in many Tuscaloosa ranches.

Two things fix it. Lower the indoor humidity: run bath and kitchen exhaust fans, make sure the dryer vents outside, and address any crawl space moisture, which in this region is a very common hidden source. Or raise the glass temperature, which is what an insulated unit with a warm-edge spacer does. Modern windows largely end routine interior condensation, and that is a legitimate benefit to expect from replacement. Persistent heavy condensation across many windows, though, points at a humidity problem in the house that new glass will only mask; the EPA's guidance on moisture and mold covers why chasing the source matters.

Condensation on the outside of the glass

Dew on the exterior surface, usually on summer mornings, looks alarming and is the opposite of a problem. It happens when the outer pane is cooler than the humid outdoor air, which is precisely what a well-insulating Low-E window does: it keeps interior cool from reaching the outer pane. Homeowners who have just replaced windows sometimes see this for the first time and assume something is wrong. It is evidence the units are working, and it burns off as the morning warms.

Condensation between the panes

This is the one that means a failed window. An insulated glass unit is sealed at the factory with dry air or argon between the panes and a desiccant in the spacer to absorb stray moisture. When that seal fails, humid air enters, the desiccant saturates, and moisture condenses in a space nobody can reach. The result is the permanent haze people describe as a fogged or cloudy window, often with mineral streaking as it progresses.

It cannot be repaired in any durable way. Defogging services that drill and vent the unit remove the visible moisture but leave the seal broken and the insulating gas gone, so the window keeps cycling and the energy performance does not come back. The real fix is replacing the insulated glass unit or the whole window, and which one depends on the frame's condition and whether the glass is still available for that model.

Seal failure is also the most common reason a relatively young house needs windows. The subdivisions west of McFarland Boulevard and the newer Northport neighborhoods are now old enough that their builder-grade units are reaching this stage, which is why fogged glass shows up on twenty-year-old houses as often as on sixty-year-old ones. Whether a manufacturer warranty still covers it depends on the term and on having the paperwork, which is worth checking before paying for replacement.

Why humidity deserves separate attention here

In a hot-humid climate, moisture management is a whole-house issue rather than a window issue. Persistent condensation on sills feeds mildew and, over years, rots wood trim and sash, which is a major reason the original wood windows on older homes here deteriorate at the bottom rail first. Vented crawl spaces, common under Tuscaloosa homes, pull humid summer air under the floor where it condenses on cool surfaces, and that moisture ends up inside the living space.

So the honest sequence is: fix obvious moisture sources, make sure exhaust ventilation works, then replace windows for the comfort, efficiency, and operation benefits. Windows do help with interior condensation, and replacing fogged units is the only option available, but they are not a dehumidifier.

Quick diagnosis

  • Inside surface, wipes away: indoor humidity plus a cold pane. Ventilate, and consider insulated glass.
  • Outside surface, summer morning: the window is performing well. Nothing to do.
  • Between the panes, cannot be wiped: seal failure. Replace the glass unit or the window.
  • Water pooling on the sill after rain: not condensation. That is a leak, at the flashing or the seal, and it needs attention before the framing suffers.
